I've never used an app, in fact, I didn't even know there was one! I have my photographer take the shots and then I send them to the virtual staging company to do their magic!

Whatever works in your market place, use it. Even if everyone in their market says it is a waste of time, too expensive or a time suck. Often those that have an opinion on it, don't use it and don't realize the potential. If anything works, it catches on in time or goes the way of the hoola hoop. Try it, you might like it and report back what you get for the good, bad and the ugly results so we all benefit.

It a great idea. As long as the description includes the words 'house is currently unfurnished" or words to the effect of 'simulation.'

I don't get my knickers in a bind since this is simply another manifestation of misrepresentation gone amuck. As long as brokers allow agents to hire Zdevil to be their surrogate, let the games begin.

I like the concept as people have very poor imaginations. But with all the restrictions we've had in our mls on virtual staging I've not done it... but I am ready to revisit the subject this year. I have used a service to touch up photos where needed.

I have used it a few times.  I find it useful to show furniture placement ideas for houses that could be difficult to imagine like A-Frames or Domes. Typically I will show the vacant room photo followed by a virtual staged photo to make the point.

I do not use virtual staging or an app for that. Like Debe Maxwell, CRS I did not know apps exist for that.

Use crystal clear photos to show true representation of the home. 

Highly discouraged. People go an empty home finding out the fotos are unreal start complaining. There has been some lawsuit and lot of complaints to Associations....

I prefer real or vacant. I did check into virtual staging once, but it seemed too expensive. Also, it's another disclosure, and after asking sellers if they were interested in me using virtal staging, most didn't like the idea. Having photos of the furnished home at the house was ok though.

I think it's a good thing so far. Haven't really asked a buyer what they thought. I think that you should mention it or show staged then unstaged room.

In my MLS we must state it but I bet some $$ that it never shows to 3rd party sites.

In my area anyway, the public hates it. It is misleading as most do not get across that the actual condition is not what you are seeing when virtually staged and it leads t a let down

So I checked today with MLS that we use. They said absolutely this is allowed. I think some may have miss understood what I mean by virtual staging. We take a picture of a room with no furniture. We put in the dimensions of the room and then add rugs, furniture, curtains and artwork. All items that would be considered personal property. No changes to the room condition, color or nothing added like a fireplace, built ins, windows, etc. So it is the actual room. No different than if the room had furniture in it when pictures were taken and then the seller moved all furniture out. Really its so buyers can Invison the set up of a empty room. Misleading should not be a factor.

Virtual staging is starting to become more common in the Chicago market which we operate in.  I'd say ~5-10% of listings in the city you'll see photos virtually staged.  Our MLS system has us check a box when uploading photos that say if photos maybe virtually staged. 

We have used and tried many different virtual staging services, so far our favorite has been https://www.roomhance.com in terms of cost / quality.  One of the things I have realized when trying many of the services is some services are more realistic than others which look more animated.  

And, I agree with the other commenters that it's a good / cost effective way to attract more eyeballs and get more showings for listings as long as it is noted online that the photos are virtually staged.

We do not use virtual staging. We own our own staging company. We do REAL staging.

Buyers who see photos with virtual staging then visit a vacant house and have to use their memories or their imaginations to "see" what the house might look like with furniture. Good luck with that!

Not really a fan, but to each their own. I think when a buyer actually tours a home and it's not what they saw online for any reason, you have to overcome a degree of disappointment.

Chris I'm not a fan of virtual staging as we have staged home for at least 2 years or more. I tried it a few times several years back but it just wasn't for our type of business. I very well may work for other models thou - good luck!
