We have a golf course in my town, with some very nice and expensive homes built there. I'd bet there would be multiple issues from those home owners, specifically. I'm not sure it would impact home values in the rest of the town.

HMMMM... I have a listing on the edge of a golf course that is under contract with a buyer who does not play golf so... I don't really see that it would impact this location at all. Now a neighborhood specifically built as a golf community is most likely a whole other story.

Short and long term effect. It a tangible asset of beneficial to the real estate in the community. What do you think the effect will be?
When it closes? Here in Florida, that is NOT unheard of. Thing is, before it closes there will have been long enduring issues that the locals are fully aware. The answer to the closes question is directly to what will occupy that vacated space. 10,000 townhouses may prove problematic. 3,000 estate homes will be a good problem to have.
Every owner in the effected neighborhood will be militant and vigilant to comprise property owner rights. Call in the lawyers.

A golf course that is not financially viable and located in a home-owner's association might consider providing membership to the public. That has worked in some instances in this area.

If the golf course when out of business it is questionable that it added to the value of the neighborhood to begin with. We have seen golf course acreage developed into homes or preserved as open space. Bad for the golfers but there are not enough golfers to sustain the operations of the golf courses...so...evolution takes place.

No idea, haven't seen this happen. My guess is that any added value or desireability from the proximity to the course will be gone. This could cause prices to drop somewhat. Questions as to the future of the land will arise. Maybe some litigation, depending on how the course closed.

I think that you have a location adjustment coming. You still have no neighbors behind you but they might turn the course into townhouses & wreck your jacked up ($) view.
I'd be pissed if it happened & it almost did but I sold the house way before the course was having financial problems.
