EXTREMELY!!  I represent all-cash buyers for 99.999% of my buyer business.  They can close as soon as escrow can draft the deed paperwork (2-3 days at most).  There is no need for an appraisal (usually 10 days to get an appraiser out to inspect the home) and no loan process (10-30 days, depending on the lender, typically 30 days).  Standard financed transaction is 30-40 days.

You bet - if you have agents who guide the clients properly through the Due Dliigence period and are on the ball! Title search can take 3-4 days so, if the agents are on the ball, it can be done in 7-10 days fairly easily.

Andrew Cooper Cash purchases MAY be faster than those that are purchased with a mortgage loan.

However, there's no guarantee that an all-cash transaction will close SIGNIFICANTLY faster since all-cash buyers still typically want property inspections and frequently also want an appraisal of the property.

The ONLY POTENTIAL BENEFIT of an all-cash transaction is that it removes the risk associated with a buyer obtaining their mortgage loan.

THAT SAID, there are many circumstances of all-cash transactions that have NEVER closed because the buyer's source of cash was negatively influenced. This happens when financial investments (e.g. stocks, bonds, etc.) lose value between the date the contract was signed and the scheduled closing date.

Overall, there's RISK associated with EVERY real estate transaction, whether it's all-cash or financed. It's only the AMOUNT OR LEVEL OF RISK that may change.

It can be done in a day.

However, the buyer just might want to complete a title search to verifiy they are buying ONLY the house and not hidden debt.

That could add a day or two.

FAST, GOOD or CHEAP. Take care regarding the two you can choose. The cost is the one left out.

Absolutely.  Since there is no loan process, depending on any other contingencies, it can be much faster and in some cases, just as soon as the title work can be done.

Cash buyer only needs to fill out escrow or attorney paperwork. Then they wire transfer funds. Cash can close in 3 days. I can close a loan in 7 days.

MUCH faster. Also, the costs associated with obtaining a loan are eliminated so it's cheaper to pay all cash. Now. Why aren't you leveraging your money with some financing? There may be reasons to not tie up all your cash in the purchase, depending on your financial goals. At any rate, it's best to have some equity in your house when you walk in the door. Either because you bought right, and or made a decent DP. The buying right won't help you until you resell, though.

Typically yes,  but depends on what is negotiated with the seller, and getting through the due diligence period. Just becuase a buyer can close quickly does not mean the seller is ready to move out that fast.

I sell many bank owned and investment properties, the buyers are all cash and most close in 7 to 14 days. When getting a mortgage, it is 30-45 days and for VA or FHA, could be 60 days.

Hello Guy! I have a personal story to share: My credit score was 553 (poor), that I had already given up in achieving my short-term goals (which included buying a bigger house for my family and getting a better paying job). Of course these goals seemed far-fetched and almost impossible due to my bad credit history and low score. I decided to try {SCEPTER007@WORKMAIL.COM} after hearing about his services on a Facebook page. Indeed he was highly recommended with so many positive reviews to his name. Then i took all faith and went ahead to work with him. This singular decision i took appeared to be the best decision i took in my entire life. His services yielded results in no time, which was amazing. He began to systematically remove negative items from my credit reports and before i knew it, they were all gone. In less than 7 Days my credit score had risen over 200 points to 758 (very good) on all 3 credit bureaus. I've been so elated and over-the-moon about these new changes at this point of my life, all made possible solely to this talented professional. I thereby challenge you all to go for the best professional to fix your credit for the better. His email address is provided for easy contact. Make sure to also drop your testimony as i just did in future to help others.
