This question is only relevant when the problem to be solved is known.
Change for the sake of change is costly.
It is HIGHLY unlikely a real estate agent needs an HR module. I suggest reveiwing the features of Sale Force or Hubspot and glean from their materials what you businesss REALLY needs to be where it needs to be in 2021. The most essential piece is missing from Bitrix.
Unfortunately, my experience with these less known 'enterprise' solutions is they do a lot of things, but none of them well or comprehensively. The user will be unaware until they have either spent high dollars in conversion or spent the dollars to create a targeted validation plan that ensures the PROBLEM is addressed by the software without placing the agents business in jeopardy.

Write down actually what YOU NEED. Crm's are a dime a dozen now so I would't even consider that a feature any longer. It's like a phone, gotta have one.

Bitrix24 is a very good CRM. I looked into it a couple years ago for a client (non-real estate).
You probably know this, but in order to use your own number for calls and text, you'll most likely need to port your number to them.

They have a free plan, that's what I was testing it on. I suggest using that to see if the curve is worth it to you. For my business needs a CRM wasn't useful. I was also looking at Hubspot (also free), which seemed to be a bit better at the time, though this was a year ago and Bitrix has improved considerably since then.
