This seems like a scam. Why not ask your agent? Could it be possible that she knows what she is doing & you do not?

I'm sure she would be thrilled. The property has to be in the zip code where it is listed. That nonsense of putting listings into dual areas & other tricks are a thing of the past. Most of these fail safes cannot be overridden.

Not knowing where you are, it's hard to say. In my area once the home is in our MLS it shows up everywhere regardless of zip code.

Sounds like you need to have a serious discussion with your Realtor and perhaps the broker about marketing, pricing, and other questions and concerns that you have. There are lots of different ways to market a property in a targeted way.

Still trying to sell this after 7 years? Has your agent put it on all the big real estate websites? It sounds like you have a pricing problem. All the potential businesses you mention will have a hard time paying for a million dollar building. Sometimes being the biggest house on the block is a disadvantage which can only be remedied with price.

Your 1st move should be TALK TO YOUR REALTOR about this! Selling million dollar properties surounded by $100,000 ones is certainly a challenge. You have covered many possibilities here most of which will need specific zoning requirements that you may or may not already have. I'm curious how you reached the conclusion your agent or any agents aren't motivated to sell it. Unique parcels often take an extraordinary amount of time to procure a sale.

Discuss with your REALTOR, but seriously if you’re really on MLS your property would populate to so many websites it would be everywhere.  Unless you instructed your agent to opt out there shouldn’t be any issue with the exposure of the home.

Always having the property staged and professionally photographed is a good discussion to have as well.

Sounds like a conversation to have with your real estate agent.. 

But if you are asking for your house to appear in a zipcode that it doesn't exist in I am not sure how or even why you would want to do that. If the issue is more about wanting your home to be considered to be in a higher end home price because its location is surrounded by lower price point homes. This is a problem many face when the property they buy or build is not neighborhood price appropriate.

I have had to help many people sell homes that were over improved or upgraded for the neighborhood they were in. If your neighborhood is in a $500k - $600k range but you put an addition on that doubles the size of the house its unlikely you will be able to sell the house for twice the neighborhoods average price. If you decide to buy an upgraded house or over-improve a house for the neighborhood and you eventually sell the house this is a problem you will face...an over-improved for neighborhood home.

In our mls if we list it in the wrong municipality we will get a fine.  However we can put key words in the description that will help people to focus on the municipality that it is close too.

House needs: staging, professional photos, video, the true square footage, advertising, broker preview driving agents from metropolitan areas nearby,  invite musicians from Nashville, you need a realtor/promoter.  You can't lie and list incorrect zip code to trick buyers - this is a special large home in the country. You can't accept an offer with a loan there are no comparables in 20 miles.

My advice is find a listing agent who is motivated. The agent can choose many other resources to advertise and market your home to the most potential buyers, not just let it sit in mls and wait to see if some calls

I went to website listed to take a look.  Are there no other homes on this lake that are priced close to your home?  Where did this price come from?  Have you had the home appraised recently?  When you interview agents, you will want to ask how they market.  The best idea may be to target market in those larger cities with direct mail or boosted posts on social media.  From the photos, the home appears to be quite outdated with the pink bathroom tub, older appliances and cabinets in the kitchen, etc.  It does however have beautiful views.  I would recommend an appraisal and then go from there.  All things can be corrected by the right price.  Best of luck to you.

Sounds complicated but then wouldn't people looking for a house in your zip code not find it if you are showing it as being in another? wouldn't you end up missing those that want to live in your location and frustrate those wanting to live in the one you want to pretend to be in?

We have East Palo Alto and Palo Alto with same zipcode. At one time EPA homes were selling 180K while same zipcode were 10-15 times more.

When you search only local agents know the difference even with same street names.

Hanson Kentucky does seem to be literally in the 'boon docks' and right on the interstate. Population of nearly 1,000 people.
