I do review the BA with them and if they sign at the first meeting, fine. If not, I'll send them home with it after our first meeting to review.

Most of the time they sign because they understand that I'm representing the seller as a sub-agent until they do. It's for their protection as much as mine.

the team members will not work with a buyer unless there is a buyer's agreement fully executed.... we won't waste our time showing property to someone who slips into an open house and buys it without us....

Absolutely, cannot legally represent them until it is signed, and treating them as a customer is very likely to lead to an Implied Agency situation, which can cost you your license and more.

I don't... at the end of the day if they really want out of the agreement they will get it... afterall, are you going to hold them hostage? Usually buyers are asking me if they need to sign something. I discuss agency with them and they understand what will need to be done at the right time. Can't say I've ever had a buyer "stiff" me. Once they get a sense of the value and services I provide to them, they don't see the need to work with other agents. But I do have them sign prior to our making an offer on any homes so I can properly represent them.

The MLS Police would love to fine you if you said no. Also you want to because you can lose out- I've shown buyers a property & then received offers from another Realtor with that buyer's name on the offer!

I don't. I'm warming up to the idea but I have a dilemma. Before I got my license I personally would not sign one when I bought my home. I was not going to bind myself to someone I just met and hope they give me good service. And just on principle, I have a tough time asking others to do something I would not. Perhaps I can present Buyer Agency in such away to solve my dilemma (easy exit if they are not satisfied kind of thing).  However it's not a big problem for me. In 19 years I've only lost 1 buyer that I could have gone after if I had a buyer agency in place so it's not much of an issue for me one way or the other.

I don't require it.  I review the concept, what they can expect of me & what I should be able to expect of them.  I don't think they're worth the paper they're written on the the conversation seems to work just fine.

It depends.  In some cases, it we did not do it, especially if the corporation we were working with needed to use their attorneys to review the agreement and the principal was not allowed to sign without their review.  We has a work around.  A
