Asking questions gets the most results.
Especially if the questions are connected to some action the lead just performed - for example, the lead saved properties, returned to view properties after x time, etc.
Not a fan of time-based drips, but a big fan of action-based outreach.
Keep emails/texts short.

I use IXACT as my CRM - they have templates that you can tweak to make your own for leads that come in through your website.

I don't use templates. I have written my own letters. I also don't believe in that steady drip, drip, drip.... people just know when they are being dripped.

I would like to note that I work for IXACT Contact, a real estate CRM. I wanted to mention this as my opinion might be considered bias and I want you to make your own decision.

Gary,
Why not create your own? Personally, I hate being dripped to. So, I would not subject someone to something that annoys me. Perhaps someone here knows of one. A

I used Top Producer for many years.
My experience is that targeted mass email is effective.

I'm not a template type of guy. If I receive correspondence (mail or email) that smacks of "Dear Sir" it goes right in the trash Gary Meek .

Drip campaigns? Why not! After all they cost nothing to implement.
And it seems I am on the drip campaigns of COUNTLESS companies. Everything started innocently. I needed information and product. They had product and information. A PERFECT MATCH.
But then, things went wrong. I made my purchase, got the info needed. Now, how often you think think a read anything from those companies who helped me make my Lenticular printing decisions? ZERO!
My suggestion would be to delve deeply into the PERFECT FIVE STEP SALES LETTER and understand what is actually being done.
I would then suggest developing a vivid image of the solution(s) you are offering.
The drip campaign I suggest is for the highly engaged audience, only 5 five in duration, each letter presenting how your solution is faster, easier, cheaper or better with a Kick a$$ call to action.
For more insight, delve into Opendoor, Offerpad, Purple brick and of most importance, Rocket Mortgage. The psychology behind their marketing is impressive. But agents tend to think it's about fees.
Now, if you are skeptical, then plan B comes to mind. Nearly all CRMs, such as WiseAgent, offer free trials (and no credit card) where you have opportunity to pillage and plunder to your hearts content. Yep, when you compile your 77 year drip campaign, be sure to share it with all of us.

I've looked at a couple but never found one I liked enough to implement. I do like Dario Ferreira's comments on what makes a good campaign though.
