I get this all of the time and that's exactly what I say, Paul! You have to be fair to all buyers and telling one what will win the bid wouldn't be fair to all.

Since your represent the seller, I'd say "makes us an offer they can't refuse." No way would I compromise the negotiating posture of my seller with anything more than that.

Bring me your best offer, with the contract completed, lender approval or proof of funds and a quick settlement. In many cases, the seller will accept a full price, non-contingent offer!

I always say "Have them put their best foot forward and we will see what happens". The other line I get allot is "What will the seller take?" I come back with I'm pretty sure they will accept the list price.

Clearly the agent knows what how to get the offer accepted.

The real question is 'How can a low-ball be made more attractive?"  OR, "What is more important to this seller than MONEY?"

Cash offers get one response while financed offers receive a 'waive the appraisal' results (+/- 10%).

Universally, FULL PRICE get immediate results.

I would say to write whatever the buyer is willing to offer. I will present it to my seller and let the agent know if that is acceptable to the seller.  In the case of multiple offers, the answer will be different.

That's a common enough occurence out here.  Agents will usually discuss things like escrow periods, seller's needs (rent back, possession after COE, etc.) and such before writing an offer.

 

My answer is "Make the offer as clean as possible and as strong as possible."  Out here some agents still like to write termite into the contract.  This always throws lenders off and can cause problems at closing, so that is one thing I tell agents is to leave that till the inspection and repair request.

Be $10K over asking and waive all contingencies. And that's only when there's no other offers. Just being flippant. If it's multiple offer situation what Debe Maxwell, CRS said is best and it works for all situations as well (unless you want to be flippant).

I share with them things like ideal settlement dates, rent back, etc.  The number is up to them.  If they insist, and there are multiple offers, I will ask what they are thinking and if it includes seller subsidy.  If what they say is worth writing up, I tell them just that.  If it's not, I will ask, "Can your buyer do better?"  You can never guarantee what a seller will choose.  The last offer my sellers chose in a multiple offer wasn't the highest, so it is not always price.

I would recommend the agent submit a complete and written offer. The best way to get an offer accepted is to actually have a tangible one to present to the seller.

Put together the best cleanest offer you can, make sure you have included any information that makes their offer stronger..

My thoughts are they are fishing for information to give them an advantage which could put your seller clients at a disadvantage not something I do so I would be cautious about what you say.

Unfortanately that is a call i hve had and get mor ethan one would think. My answer always is "of i was making an offer i would make my highest and best offer up front without any contingencies." When they say "but" such as in they need a mortgage, the anwer is make sure they are pre approved, not just pre qualified. It sure makes an offer stronger

It isn't uncommon here for an agent to call and ask "what is important to the seller". As a matter of fact, we welcome it. That is your opportunity as an agent to say, they'd prefer to close on this date or due diligence is very important or financing is important. It's generally information you'd say to any buyer's agent who calls and ask the question. You're not giving them the entire offer or sharing any confidential info. You're helping your seller get what they want.
