that's like looking for a discount broker.... because it's less does not mean you're getting a good product... people charge what they're worth....

Hi Gary! 2 big questions:
1- What is your definition of a "good price"?
2- What all are you looking to get out of it?
-IDX? If so, how important is SEO for these listings?
-Self hosted? Do you want to own the website?
-Customizability?
-One time fees vs. monthly?
I have tons of blogs here on the subject of websites. I'd love to answer any of your questions along the way.

A good price is a fair price for a lead generating website. I can get you a pretty website for a very low price that will help you not at all.
A better site that will land you business will cost more. Your budget will determine a lot, and then your due diligence will start (SO many companies will cash your check but not deliver)

It's all in the eye of the beholder whether something is good and it depends on what you want for a web site. Good price???

Dave Martin (703) 585-4687 and Morgan Taylor bring up excellent points. There are too many unknowns in your question and much clarification is needed.
For example, mine only costs between $5 and $10 per month, but I do all the design, content creation, server maintenance... basically like Robert Schueller used to say "If it's go to be, it's up to me." But I'm a nerd and I enjoy that stuff.

The right answer to this quest must begin with, "What do you want your website to do?"
Lacking this information, the default response is 'iHouse.com"
Second issue is, "If the website fulfills your 'vision' does the price matter?" After all, don't agents like to say 'You get what you pay for?"

Define good company; define what a good price is; define what you need in a "good" website. At the end of the day you get what you pay for.

Well gary cohl there are two questions you would need to consider and answer before anyone could answer that for you.
Debe Maxwell, CRS asked one of them "What's a good price?" to you.
The next question is what do you want and expect from the website?.. lots of agents have different goals for the websites so that is a HUGE factor.
There is the school of thought that says don't buy/rent the website services you don't have control and are at the mercy of price changes as well as changes to the sites templates you may not like, also these services aren't very customizable and you can't drop in features to the site if that particular web provider doesn't offer them.. lots of other cons to a real estate web service. Their major advantage is they are pretty much plug and play and their monthly costs are anywhere from CHEAP say about $10 to maybe a $100 or so a month.
Then there are Wordpress designed websites that you can if you have the skill and or patience create yourself they are completely customizable and you own the site. Downside here is the learning curve or the cost if you hire someone to create it which are quite prohibitive. Even those companies that really just fill the contents of the templates they already have often charge thousands of dollars to create the site.
The last and sometimes cheapest option is your brokerage may offer websites for little or nothing.. the issues here are the same as for the templated website service providers, little or no customizability plus you usually just have a SUBDOMAIN on their website which means if you leave that brokerage your website would have to start all over from scratch, unless the brokerage allows you to have your own pure domain and they just provide the website creation this would probably be my least favorite choice.
But again it depends a lot on what you want from your website.

You have to decide if you just want a turnkey website where you pay company X so much a month, or if you want a custom built website commonly built using wordpress these days. Wordpress requires constant maintenance and adjustments. You can find people that will do a lot of it for you, or that you can hire on an as needed basis. You can ask 50 people and get 50 different answers.
