I have certainly heard this said but I wonder if it is true when particular/specific buyers/sellers are in the market to actually buy/sell.  Specifics matter.  Details/circumstances matter too.  When everything is in alignment so to speak but it's not coming together - how do we handle it with that buyer or seller.  It happens.  And sometimes it doesn't.  For many reasons or just one.

The number I always worked with is four to six months. By the time you are at six months, you're straddling a buyers's market. We are no where near a balanced market with much of the region hovering around 2 months.

Yes, I've been doing market absorption trends for years - less than 6 is a sellers market, higher than 6 is a buyers market. Right now, we're in a seriously strong sellers market here in Charlotte. We need inventory - desperately!

No I thought it was 3-4 mo = balanced, 60 days or less a seller's market and 6 months+ a buyer's market.

Yes I do. We are balanced in a couple areas now, and buyers market in the high end communities (La Jolla, Del Mar, Rancho Santa Fe) but most of the areas I service are still in the 2 - 3 months range.

Yes I did know that.  And that's the current market situation here.  We've had a LOT of listings hit the market in the past couple of weeks... Spring.  Always shifts in spring with lots of new listings.

Here in Wisconsin we are still in a solid Sellers market. Cant remember when we had a 6 month inventory ... a few years for sure.

We desperately need INVENTORY!

I prefer to see 60-90 days. Over 90 will slow down sellers. I am seeing now any seller who wants to over price their home hitting the 90-120 mark

That's been the number for the last 20-30 years out here in So Cal.  I even had a calculation based on it in my market blogs.  I further broke it out to "weak, moderate and strong" levels based on how far away from 6 it was.
