Some times I do, sometimes I don't. When I used to do it all the time, can't say it really generated much business. I never send pending cards... I'm too superstitious and consider it the "kiss of death." Sort of like saying "won't last."

Some do and some do not.  One of our clients has great responses on Just sold, but not anything else.  I would advise not to send pending...it is a superstition of ours, we did not promote "in escrow" either.  We only promoted the close.  A

I post it online- I only did the postcards my 1st couple years in the biz. Just sold, just listed and for sale AKA just reduced. No pending or just deposited. Too risky making that announcement while contingencies exist.

I've done it but not sure whether it's working.  I think if you sell a lot in a specific neighborhood it works because people see your cards all the time.

Just Listed is second in response rates.

Pending often ends up with embarrassment.

Conversion goes even higher if the message contains a relevant and exclusive resource.
