Title insurance is important unless you don't care if someone else asserts a preemptive right to the title to your property.

Also, title insurance is not an option if you are financing your purchase. Your lender will insist that you buy title insurance to protect their collateral...the property upon which they are lending.

VERY! Having title insurance saved me from having to pay off a $10,000 lien that wasn't removed when I purchased the property.  It couldn't be sold to the new buyer without that lien being paid.  The title company paid it.

Of all the tools in real estate - feasibility studies, inspections, neighborhood review - even though these are primarily (but not totally) are tools to protect the buyer from physical condition problems - title insurance is the most important buyer protection there is. If the title company won't provide title insurance - it's a pretty good indicator that you may want to pass. Of course like everything else - there probably are situations where there's an exception. But even then it'would be time to proceed with extreme caution and with the guidance/advice of an attorney.
