Peter ~ Here on the Virginia side of the Potomac River, detached & town houses in close in areas like Arlington County & Alexandria City are above the prices of the peak. However, condominiums are still below the peak levels; I think mainly because we converted & built so many units to feed the mania back then and prices soared so freaking high back then because of all the Newbie investors that drove the market... condos were cheap enough for the shallow pocketed investors that hopped into the market, as compared to single family and town homes.

Our general market peaked last June at record highs in most cities around the San Francisco Bay Area. It moved down a little in price, up in inventory and DOM. Now, buyers and sellers are trying to figure out who has the strongest will not to do anything. Buyers are on the sidelines. Sellers still want high prices. The market is moving up SLOWLY while everyone is confused.

Feeling buyer reluctance on 2nd home investment especially in the above 2 mil market so the observable is a growing DOM. But they DO sell. Onwers are telling the 'REDUCE THE PRICE' agent to go pound sand
CONDOs. Here in my slice of paradise, the condo buyer is the price sensitive retiree escaping the lands of the frozen chosen.. Still strong demand but prices have certainly flattened at above 94-05 levels.

06 to 07 was the peak here and we declined until 12, flat until 17 and no we are not peak price again and frankly years away from it. Not at the building level either. We have a decent amount of contract construction, but not any spec homes to speak of
