A Motivated Seller is a seller with a deadline. 

There are varying degrees of "motivated"

Someone who wants to or needs to sell a property regardless of market conditions.... good or bad.  Someone willing to accept the truth about the market value of their home.

Asks me what do we need to do to get this done and then does exactly what I tell them.

All offers invited.

one who has NO OPTIONS other than selling.... period.

One who needs to sell their home. One who listens to my recommendations regarding staging and pricing.

Ready

Willing

Able

One with a prepared property and a realistic bottom line!

One that is going to sell no matter what.

One that listens about recommendations!

I find many different reasons a seller is motivated.

They are decisive and don't play games. 

They price realistically

They take advice

They take my advice.

Again as Richard Weeks has answered.  Ready.  Wiling.  Able.  TRULY.  

A seller who puts their trust in me and follows my recommendations on pricing, all prep work and staging. They don't have to offer up club membership, agent bonuses or anything - their house SELLS!

Have you heard that real estate investors are paying drivers who work for the car services (Uber and Lyft comes to mind) for keeping their eyes open while cruising neighborhoods to spot and report on houses whose appearances may signal an opportunity to purchase? They look for houses needed paint, repairs, roof replacement, unkempt such as yard needing attention.

The are looking for what may signal a motivated buyer.

This may be a "sign" of a motivated seller.

Motivated seller is one who is making the payment, moved for a new job in another state, needs to settle their divorce and pay the x the proceeds and priced it cheap

One that wants to sell & close in 30 days.

Has the house staged for presentation.

Knows where they are going to go.

None of those things says (from Redfin) motivated to me. Vacant does not mean anything.

Paying a mortgage on a vacant property would motivate most people. Sometimes it says motivated seller & they're actually the oppposite.

A motivated seller is willing to follow the advise of their Realtor,  make the home available for as many showings as possible, and be willing to compromise to get the home sold!

Well, in one NYC listing, if you pay $85 Million for a condo, you get a Lamborghini with it. Is that a motivated seller?

"Move-in Ready" always works for me...unfortunately, a listing agent's concept of what a Move-in Ready home often falls far short from mine!

One who responds to the question they themselves put out there i.e. FOR SALE in a manner that finishes what was started or closing-out their own question. Performance is based on results. To simplify even further. I want to sell is answered with I want to buy and then concluded. Keep it simple

One that has signed the contract and has financing in place.

I'm not a big fan of that expression or label about a client. I never use it. It's detrimental and does not serve the best interest of the client, in my opinion.  I wish agents would stop this. In my mind, the 'motivated seller' is actually a 'motivated agent'.

I agree with Thomas.

Making payments on an empty house here and their new house there.  The kids love the new town.  The new job pays a lot more than the old job.  The electric company just turned off the electricity at the old house because the bill is not paid.  The seller suggests that we raise the commision.  They agreed to a home warranty.  They are willing to take an airplane for the down payment.  

Will pck up some of the buyers closing cost.

It depends on who wrote those words into their marketing and the intention behind it. Does the seller know their agent believes they are motivated?

Did the seller scream on a mountain top .. I am motivated ... SELL MY HOME!

This is a great question. I have had agents say "Seller is Motivated" send me and offer. I have to explain to my clients that their definition of motivated is probably not the same as what is going through the buyer's mind. If they're motivated, then lower the price or fix whatever is keeping it from selling. As for a vacant house, the answer is maybe. We sold a vacant house in another area and we weren't motivated enough to sell it for less than market value. If the market is good, it will sell vacant or not. We had price and terms in mind and we got it. Now, if a seller is hanging on by a thread, then yes, there will be some motivation there.

Here is My Criteria for 5-Star Motivated Seller Clients

Friendly (not hostile) and Honest about themselves, the situation and their needs

Has a reasonable deadline (Ideally 30 days, max 90 days)

Has realistic price expectations for the home's condition and current market

Is willing to do what's needed to get the home fully prepared for the market, such as repairs, inspections, staging, painting, etc.-or willing to adjust price expectations if not.

Wants to work with me.

A motivated seller to me is one who wants to get the home sold now.  When I see that in a listing I read "bring a low offer."
