I spoke with Karen this AM - they are listing with 0 coop on seller's side and a 'usual buyer agent coop'. If I understand correctly, the seller does all their own marketing - photos etc  and the listing broker is not out of pocket for marketing. It's pretty risky if they don't double-end the deal, as they seek to do.

I asked Karen to clarify in detail so everyone understands the Q.

In our area this is not really happening.

the purpose of MLS is to cooperate with agents....

maybe I'm not understanding your question..... if it's in MLS with no commission, the listing is "ENTRY ONLY" category..... our office does not participate in that.

Karen, I don't quite understand if this is a question, or information about a company that is listing a home without a co-broke in your MLS.

I think our MLS fees are quite reasonable and the MLS helps organize the data in an easy to compare manner. Our MLS does not allow listings without a co-broke.

I think it's important to preserve Buyer representation (as opposed to representing both sides).

My MLS is very reasonable & I am very glad to pay for it. It's very innovative vs. the clunkers around the country. I don't care about feeding Soldbot so it can stuff it's system with data. What % of marketshare do they have? Why should I bother?

It's like taping your listing to a cactus & expect people to see it in the Mohave desert.

MLS is the only site most of our 140 agents use. The rest of sites are secondary sites that advertise/ steal your listings for free.

You cannot list a home in our mls unless you are a member. So...not for free. There are real estate companies who are mls members and charge a flat fee to a seller to list their house. No percentage. An offer of compensation is still made to buyer's agents. Seller handles all expenses of  marketing. Offers are presented directly from buyers agents to sellers with no involvement of the "listing" agent. Flat feel to list the property and wash your hands of the rest the transaction. I have seen a number of these companies based in Los Angeles operating in the San Francisco Bay Area. I suppose they can decided whatever mls they want to join to give them the needed geograpic coverage for their "listings".

The good news is some bureaucracies are allowed to die a natural death. However, those same bureaucracies have those who insist it must be salvaged. Often those stuck inside really see no other way.

Finally, consumer have demanded and now the industry is responding to more choice.

Let me be clear...crystal clear....

When a bureaucracy and monopoly conspire to pilfer 15% of the value from every real estate transaction in Pinellas County Florida, it doesn't take a genius to see something is horribly wrong.

The challenge this present to agents is....hmm, I'll save that for later.
