I stopped trying to persuade people to move here a long time ago. There is not enough money in being a tour guide. If they have not already decided to make the change then they are back burner. The agents i know who love acting like tour guides don't really make much money.

What can you provide that can't be found everywhere else?  Personalicazation is important.  Not all buyers are the same.  Some want it all.  For others specifics to their needs are important.  Often people don't know what they need until given something that sparks their own fire.  Good luck.  

Let's start with location specific essential contacts. Meaning utility, trash pick up, cable and Internet company, security. lawn and pool service, LOCAL moving company, cleaning...the stuff you KNOW they will need....often provided by the previous owner.

Interesting question that evokes good discussion. There is no substitute for actual first-hand experience i.e. visiting the area, seeing/hearing sights and sounds and even watching the coming and goings on as well as speaking with the neighbors. I always notice cars, lawns and pride of ownership plus street conditions and landscaping. Noise and privacy is a big issue also

Oh back in the residential days we did fat relo packets with local real estate magazines (+ we have great area magazines as a resort area with an interesting history), information about necessary local services and vendors, nearby attractions, schools, medical facilities, city and county resources, much more--and a glossy tri-fold brochure about our company and services, with testimonials, as a cover.

I put a bit of everything, schools, health care, shopping, attractions and then, i like to personalize depending on how my initial conversation goes with that potential relo

I'd want to know how many gyms in the immediate area; the quality of the most expensive gym....

is there a Senior Center in the towns in your area....

are there nice homes in my price range with exceptional walkability....

is there public transportation to the nearest city?

are there town events for residents to enjoy.... 

The online information may be more important than packets.

School & healthcare info would top my list of wants followed by recreational facilities and area traditions (annual festivals etc). 

Yes, we do - about our city and what our city and area will offer to new residents.

I am a member of the Charlotte Chamber of Commerce and they provide a fabulous packet for newcomers to the area. I tweak that packet a bit and put the information in a nice package for them. I just got out of a Closing for a relocation client and we sat in the attorney's conference room for quite awhile and I took that opportunity to ask what else they would like to see in the packet!

In general, info about the various cities.  Economic items, cultural, etc.  I'd then tailor it to the individual, their likes, their needs, their price ranges, family or no, business or no.

Go to the local chamber of commerce. In my area, the chamber has a wealth of information.  

I opine that Relo packets are  a waste of your valuable time, since everything a prospective person may need to know is already available right on the net

my wife "also broker" put together a great package that includes information about a new comers club, local "things to do and see", discounts for retirees given by businesses in the area and a government package for tax discounts for the various counties we serve.

I am not ready to spend time on what would attract me in retirement.

 Very hard to break into relocation. Even executives who are brought in rent first. 

If I was retiring I would want to know where's the best senior breakfast for under $5.

Being the source of online information may be the most helpful!

Videos of the local community, showing the buyer what it is like living here. What we do for fun, here's our library, hospital, farmers market... be the local cub reporter and produce helpful blog posts that introduce the online buyer to the area like the local native you are... ZRT can not do that... they don't live, work and play in your hometown. 

Medical facilities, moving companies, moving tips, where to grocery shop, recreational parks/etc, what there is to do in the area - just a few things I'd be interested in.

Are use an old-school AAA Mabb, a Chamber of Commerce brochure and some information about my services that’s about it everything else comes from conversation, Questions and the initial interview; most of my relocation is military anyhow not civilian

Once a new web visitor hits my site, and I know they are from another state, I start sending info about the areas they are looking, links for schools, parks, dog parks, shopping, hospitals, etc.
