I have partnered with a few & one's company said they no longer would do it as a company policy so that was done. This last one, I just gave up on. I did all the work & just asked for his portion of costs. I turned out to be a debt collector/reminder. There was also a question of if the LO partnered with a few different agents in a particular town, when a client called in but didn't identity the agent, who got the lead? It was supposed to be by street but that's not how it worked out.

Your question zeros in on Co-Branding and the qualities and traits regarding the co-branding implementation.
I do not think you are asking what Q & T you look for in a mortgage loan officer.
Here's the deal......EVERYBODY has a bank. So they really don't need me or you to introduce them to another bank.
So where does that leave us? And this is the rub. I want to co-brand with others who believe their mission is to deliver SOLUTIONS to real problems. Lenders are unwilling to participate in the effective marketing messages that compel those with problems to raise their hand. They tend to be encumbers with 'boiler-plate' into which any message is lost and any solutions so watered down it is not recognizable.
I can actually do a more effective job offering lender solutions without co-branding.
Now, what kind of solutions am I talking about?
The most obvious is "This house for only $789 monthly." But the message gets lost in the boiler plate.
So, let's go this way. Here is a walkable house, meaning one can do every thing they need to do everyday without owning a car. How can a lender help me, in suburbia, develop the impelling message and benefit of a home buyer raking back $16,000 in cash every year.
Better still, how can we collaborate with this walkable home, in creating a delineating market position that will have life changing impact on those helped?
If your head is hurting trying to figure out what I'm talking about, that is the problem lender and agents alike have. They are prohibited from seeing things a different way.

In my 20 years in this r/e biz, I have referred most clients to LO/lenders as necessary and not once was a referral ever recipricated back to me by any of them.
Very lopsided relationships IMO and so I'm no longer loyal to just one of them (not even in-house) and certainly will not promote them by co-branding.
