Kenya Monterrosas While I totally agree with Bob Crane from a "getting business" perspective, from the perspective of actually DOING the CMA, the hardest thing for most real estate agents is to REMAIN OBJECTIVE.

Too many agents do a CMA with the goal being to satisfy the seller. It's only nature, because the agent has a vested interest in getting the listing and earning a commission.

However, from the perspective of being an "appraiser" (of sorts), this is the ABSOLUTELY WRONG concept.

But - that's the whole point.

Agents ARE NOT objective. They can't be. And, perhaps, they shouldn't be.

Agents are ADVOCATES. They're SUPPOSED to be aggressive in trying to get the best price for their seller client. That's their DUTY.

The problem comes when an agent becomes TOO aggressive and TOO unrealistic in their market value estimate.

So, be objective. But, DON'T be so objective that you err on the side of being TOO conservative. Then, again. Don't get so aggressive that your market value estimate is totally unrealistic.

It's a balancing act.

Just be able to justify your selection of comparable sales. your interpretation of their comparative value against the subject, and your REASONABLE interpretation of the direction of the level of market activity for that property in that location.

I'd say nothing. I don't find anything about doing a CMA hard. Sometimes the comps can be challenging but making CMA's up is the easy part of a day. Most of the material is allready in place & I just have to personalize it.

As long as you are able to find suitable comparables, you know your market and you can stay "objective" there should be nothing difficult about doing a CMA.

When there is only one comparable sale in the past 6 months and the other owners in the community have been owners for over 10 years.

In that situation the comp's must be outside the community, making them in essence, no longer comparable properties.
