I am seeing a split among them. I am seeing those growing up, getting married and starting families buying their first homes. They have saved a good amount and have perfect credit. I am also seeing a great deal of single millenials buying their first home on their home. Just as many am seeing boyfriend and girlfriends buying homes, not married, soon split up and listing said home again with me. Then there are the rest who are content getting by and not doing anything to plan or work for a new home when they can live at home forever.

Everyone looking to make their 1st home purchase will feel they are being left behind. The reality that participation medals do not convert to money in the real economy, is coming home to set up camp. Instead of building real charter, these have wasted 10 years and now are starting where those before them had acted much earlier. Todays 1st time buyer IS trending to be older.
Be aware, their real income is distorted with student loans and healthcare costs that were not present before coupled with housing cost going up, homeonwer insurance costs unchecked and politicians seeing they can pump up their budget directly from homeowner pockets creates uncertainaly and unfortunately unaffordable housing.
These dynamics, seen in California, where working poeple are now homeless suggests there's a real problem in the land of fruits and nuts, and as we've seen too often, they are good at spreading their diseases.
Here in Florida, although melinnials are buying, the real estate economy here is sustained by 2nd home buyers, cash purchases from 401Ks and those trying to escape the lands of the frozen chosen.

Doug Dawes As with anything real estate related, this is a local issue. Just yesterday, I read an article in the AJC stating that Atlanta is #4 on a list of the 20 top metro cities for the largest price increases year over year at 4.7%. Las Vegas is numero uno.
Since 2012, homes prices for the Atlanta market have increased a whopping 85%. These stats are supported by our local MLS and the Case Schiller index.
So for here, your question rings true; keeping first time home Buyers, including Millennials in the rental market for now.
