Yeah I do look under the sink, but not for a disposal - for a reverse osmosis system. We have quite a few properties with septic systems that really should not have garbage disposals, so not super uncommon for even a new/er home to not have one. RO systems are popular here, our water is very mineral rich and needs softening and filtering.

OH! As an aside, I just had one of those super deep composite granite farmhouse sinks put in and with it, a new disposal. Fits fine. BUT my counters are not low. What a difference 2 inches makes, huh?

There are no garbage disposals in homes in our area that are on septic tanks. So, that would not be something we would look for - we just don't expect them to be present if on a septic.

As for the center island - if buyers didn't notice it on the first walk-through, it may not be something others would notice? I sold one recently that was built for a homeowner in a wheelchair and those two inches were all he needed to easily utilize the center island.

Strange the island would be a different height (?). Plumbers say that you are better off without a garbage disposal, especially when on a septic tank. They fail often because people do not understand how to properly use them.

If a client specifically talks about the importance of a disposal system/device I would be more aware.  I think my current awareness on the subject is acceptable.  My memory in box with its semi-built-in delete function as a method to dispose of unwanted information is working properly.  For me.

Yes I do look under the sink. Garbage disposals have been banned in Kelowna. The homes that do have them can keep them put once they breakdown they can't be repaired or replaced.

I've never "looked" for a garbage disposal as such. I rarely see a house without one and whether there is one or not in a house is usually noted in MLS. I've always had a deep single bowl sink myself in a standard height cabinet, but don't see them often. Have not seen "shorter" islands as yet.

Yes, that is one of my 'Hot Buttons', i.e., to peer under the sink to verify the disposal existence and check for cleanliness and water leaks, or at least evidence of.  I would want the island to be higher to provide a more comfortable working height

Short people sometimes have short cabinets for obvious reasons. Tall people sometimes build with tall cabinets. Retires somtimes build with just 2 bedrooms. Some people take the custom aspect too far without considering future resale.

If the lack of a disposal was the DEAL BREAKER, I would find a way to solve it.

However, if the design made the installation problematic or cost prohibitive, I would advise buyer of the realities of life without a disposal.

"Why are you moving?" asks the buyer.
"Can't get the kitchen sink to drain," responds the seller.
Disclosure complete.

Do I look under the sink? Only if the buyer has expressed more than a passing interest.

On a listing I look behind every door and beneath every area rug, climb ladders, investigate electricity, measure radiation and confirm quality of life concerns.

Most homes here do not have garbage disposals (many on septic systems). I don't remember any buyers saying they wanted a garbage disposal, either.

I do not look for disposals - yet with a sink that deep - I wonder if the concept was thought all the way through to the end of the garbage disposal line which would not fit after the sink was installed.

It is quite common to NOT have a disposal if the property is on septic. I wonder if there are compact disposal systems that you can buy and install. Admittedly, I don't look under the sinks either unless I am looking at space.
