I've had that happen. One lady told me " I don't believe in comps, I believe in setting the comps." She wanted $675,000.00 for a house that was worth around $450,000.00. I told her there wasn't much chance of even getting $500,000.00 so I wasn't interested in listing it. She was obviously living in her own little fantasy world.

In our market - if she actually got a good deal when she bought - we've had almost that amount of appreciation over the past two years.  But my favorite one liner for folks that want way too much for their place is, "Congratulations, you're the highest bidder for your home - you get to keep it."

Sometimes you have to paint a picture for them, how many people will  be tromping through their home on the way to a better home for the same price next door that they will buy.

Each one using her home as a comparison and all finding something better in this price range.

Then point out how eventually she will decide to lower her price, and by that time her house will be tainted in the eyes of all who have seen it on the market too long.

and in the end she will have done all of this for nothing, or will settle for an even lower price.

I don't. Most of my business is repeat and referral and I like to think I deal with rational, motivated sellers. But I did have a seller once who turned down 7 over-ask offers, three of them for all cash. I fired him.

Good call!  No stories like that.  I did have one buyer who wanted to list 20k over where we were suggesting and we listed it under the conditions that if we sit on the market for 2 weeks we lower the price.  The area turned out to be MUCH more popular than we thought.  Got multiple offers and sold over list!

The homes on the street where I am currently vacationing range from $1MM to $3MM, roughly. We have one Agent who listed a single building lot on the same street for $2.5MM. Another old home that they would just doze and rebuild (so its essentially land) is on for the same. 

I would much prefer to get that listing after it has expired and been reduced many times.

Did you expect the homeowner to tell you the actual minimum they would accept. If they did, that is exactly want it would sell for.  Now THAT is the expectation of the homeowner.

But it is good that you walked away. Who needs that kind of distress in their life.

But we all know reality is revealed with the first offer which a real estate professional is OBLIGATED to present.  Until then it is armatures discussing strategy, not professionals planning logistics.

It is the quality of my time that counts. If the seller is unrealistic I walk away. 10 years ago it was a 85 year old lady she told me she will sell no less than $1M with 7 car parking. After the meeting she hang up told me She will not pay tax gain(commercial). 6 realtors later over 10 year, the place burned down. There is a big For Sale sign again asking $5M now. Good luck to that 95 year old greedy woman.
