No Realtor should openly air negative experience in public COLLEEN MANLEY . It is the Real Estate professionals duty to portray our industry in a positive light to the public, not give them more reasons to be suspect of our profession.

Seller Specific Performance issue - attorney resolved it with one strong letter.

Dispute?  Sorry that does not compute in my business.  I just concentrate on serving my clients to the best of my ability. No matter the issue, timeliness to disclose to all parties is the key to keeping things flowing toward a successful transaction.  My favorite is CTC -- Clear To Close!  Music to my ears.

In 26 years, I can't recall any serious contract dispute. And even if I did, I wouldn't discuss it in a public forum. This question has been asked dozens and dozens of times and the answer never changes.

Negotiation and proper documented very polite communication. 

I haven't had a contract dispute, and if I had it would not be something I would or could discuss in public.  If you do your job for your buyer or seller it should not be a problem.

Breakdown or total failure just doesn't stay there it gets worse and prolongs. I have learned to settle while you can & many learn this eventually at a price

I have not had any problems.  But I always assume no one is going to do their job except me.

Escrow dispute representing sellers. Went all the way to the State with an EDO andd I won.

Seller Default

The worst was a typo made by another error where the buyer tried to take advanatge of a $350,000 sale for only $50,000 when the 3 was left off. It went to court and we won. 

In the revealing sunlight of disappointment many react in retaliation. (the seller wanted to FSBO to the buyers I brought into the house after refusing to sign anyn of the offers - full price- received.)

The subject agent will make 17 copies of the entire transaction, present to the board, spend about 25 hours and watch the board dismiss the dispute. Good record keeping is  important.

Often part our own ways.

Once an escrow refund dispute went to mediation. The mediator did not understand the issue and all parties suffered but did not want to pursue litigation due to costs. The only winner, the damn mediator who got paid!

all contract issues are handled by the attorneys representing the parties.... buyer and seller each have an attorney in every deal we're involved in....
