Inventory can be misleading. I know builders that have 1 or 2 models listed in the mls, but they are actually planning on building 50+ houses in a particular subdivision. Many builders alss have an inventory of lots that they aren't ready to build on yet. I serch on an as ready to buy basis. I even have several lots that are pending being subdivided. If a serious buyer comes along, we can set them up on a variety of lots.

Yes, I do but I'm always careful when passing on the info. When I tell someone the absorption rate for a certain city I see way too often people are just stuck by that rate. When I dig into the subvision it could be a totally different rate and they will start arguing because I just told them something different. It's like someone asking the price per square foot houses are selling for in a city. We know the average but that does not mean that the house they are selling or purchasing is going to be that price as it depends on the subdivision and the updates of the home.

I used to know the general market absorption rate when I was working. I didn't know the statistical data by communities or neighborhoods because that info wasn't available. I did, however, know which communities sold quickly and which did not. That's where local knowledge comes in.
