OK, now that you ERASED your original question and replaced it with this one my new answer is that the method I used with investors was to put my hand in theirs and say "Hi, I'm Bob Timm, Broker Owner of National Marketing Realtors".

Guerilla Marketing in Q&A will raise some hairs. (Nice way of saying you're about to get an earful) It is hardly worth it and likely won't yield you the results you seek.

that's a great topic for a blog post.... with the right title, you might even catch the attention of agents in your area who have investor clients.... it's always good to play nicely in the sandbox....

I do not have a recommendation. 

You'll meet plenty of investors if you have listings that appeal to investors. Otherwise, networking in your local business group, or you could write a blog post in AR about your services

 Andrew Martin - It is amazing to me how everyone becomes an investor when the market have skyrocketed up ..... I built my investor portfolio during the recession when I began listing reo & bank foreclosures. That was the time to buy, flip, rent and rehab.... now is the time to sell ...

None the less, the best way to find a buyer is get a listing. Go out and list some REO's and the investors will follow --- OR better yet ---- Go work with an agent that has foreclosure listings and you will get those investors faster.

Are you looking for investors accumulating homes for rent or big time investors? The big boys and girls tend to play in their own circle.

Investors don't just partner with anyone...its a clique and the only way to get in is to offer something valuable as your introduction

Groups in Linkedin;  Investors are buying in many states- you will need connections with licenses in the states they are buying; Facebook probably not useful- only for advertising; Propstream; Deal Machine; Flipping junkie

Meetup would be good  option. You are using all the good websites already.
