Our Contract calls for the BUYER to consult with their CPA/tax/legal advisor for independent advice prior to deciding what type of deed and way to hold title.

Title officer might provide a handout listing and comparing the various ways to hold title, and/or the various types of deeds that may pertain to their purchase.

We as real estate brokers (along with title escrow staff) would direct our clients to independent legal advice.
