the use of sustainable materials on major elements of the home are important.... i.e., composite deck that will last over 50 years....If I were to build again, I'd put a steel roof on ....that will last over 100 years.... clients are also looking for those features....

Not for most. Occasionally someone has some concerns about sustainability or environmentally friendly homes and products used on the home. But more are interested in low or no maintenance.

Not one bit.  "Green" pretty much faded away into nothingness, like the green on our hills fades to brown.  It was a "hip" buzzword for about a year in '08 but didn't last a year.

Sure most of agents and clients I know care about the environment and have some attention on being "green" with their choices - the degree of  commitment to "green" varies significantly from client to client, person to person.

It's so interesting because when my husband and I were buying, it was on top of our priorities. But it was a buyers market and we could be specific.

Now that it is a seller's market, I think we would look for availability and affordability and do sustainable conversions ourselves.

Are these factors reflected in appraisal reports?

If the bank doesn't care in the way they value these features then the client won't make it important to them. The buyer may have a preference, but GREEN is never the objective.

It is up to the seller/agent to communicate the VALUE of these features in terms meaningful to the buyer. Sustainability is not one of those terms.
