When we did manage rentals, we had tenant screening services online and our principals reviewed the qualifications of prospects with our opinions always available. The great thing about online services, is the prospect would pay directly for their report generation.

I do not do rentals however if I did I would absolutely provide screening at the owner's or prospective tenant's expense. I would not consider doing rentals without screening.

No. I don't. In WA state you need to pick you poison - be a Realtor or be a Property Manager unless your DB is running both functions in the office (re sales & PM), you as an agent can't provide both services.

A big yes.  Want to see how they look credit and background wise before we accept them as a tenant. If they don't pass certain parameters set by the homeowners associations, then we know it before entering into the lease agreement. It saves everyone time and money.

I don't do many rentals (though it's a much larger number of transactions than sales here)- but with recent tenant protections put into law in 2019- we are much more limited now. Credit/background check is now limited to a $20 charge- and landlords are not allowed to screen based off of landlord tenant court actions anymore.
