When we did manage rentals, we had tenant screening services online and our principals reviewed the qualifications of prospects with our opinions always available. The great thing about online services, is the prospect would pay directly for their report generation.

We do this for our own rentals, but do not manage other rentals.

We do property management so yes we do. 

They would be our clients and not our customers.  We suggest a credit and background check.

I'm not handling rentals anymore but when I did I only prescreened for the owner who then interviewed and did credit checks

I do not do rentals however if I did I would absolutely provide screening at the owner's or prospective tenant's expense. I would not consider doing rentals without screening.

No. I don't. In WA state you need to pick you poison - be a Realtor or be a Property Manager unless your DB is running both functions in the office (re sales & PM), you as an agent can't provide both services.

When a landlord hires me to rent their properties, that is all part of it. 

A big yes.  Want to see how they look credit and background wise before we accept them as a tenant. If they don't pass certain parameters set by the homeowners associations, then we know it before entering into the lease agreement. It saves everyone time and money.

What for? There are a plethora of them online; I refer three of my favorites to my clients and they do the rest.

When working with investor clients Ivan, I provide the owner with several resources; both local management companies who screen as part of their service, or online platforms that screen for a fee paid directly by the applicants. Clearly, thorough screening up front is the best way to avoid problems down the road.  

I am actually trained in how to do this, however I only do it for my own rentals, due to liability.  For client rentals I have background companies that I hire out to.  Criminal, Civil, Credit and Driving histories.

I don't do many rentals (though it's a much larger number of transactions than sales here)- but with recent tenant protections put into law in 2019- we are much more limited now. Credit/background check is now limited to a $20 charge- and landlords are not allowed to screen based off of landlord tenant court actions anymore. 

I do not dabble in property management.  I have one I refer.

If I did property management, which I do not, I would offer the services that you mention. Otherwise, why would anyone use me?
