Peter Mohylsky I'm not an appraiser but most lenders want an appraisal that is not older than 6 months because they are looking for comps 6 months or less.  So the appraisal in your Q may not be considered valid.

If this agent acknowledges that property value has not increased $30k since the appraisal, you are well positioned to take over listing when it expires or gets cancelled.  By then, seller will be long overdue for a professional CMA and realistic discussion about price.

AND  . . . how does that equate to percentage? 

The appraisal was done 6 months ago? Or the home has been on market 6 months? 

I'm also presuming that it's being disclosed . . . since you know.

I don't know enough about this to comment... has the market moved? What was the purpose of the appraisal six months ago. What's the price point of the neighborhood? $30K more on a million dollar home isn't $30K more on a $250K home. But at the end of the day, if I'm not making an offer on that property it's really none of my business. Bless that little agent's heart.

I would ignore that statement.

As someone who is a registered appraiser, I know that appraising is just an opinion and not a science.

Chances are that it will appraise for a different number next time...meanwhile I will run the comps and see how far off it is.

I'd say nothing. And nothing is the amount of activity they'll see priced that much higher than they should be.

That is, unless they are in a highly desirable location & higher price range where you can get away with doing that- like in Manhattan, NY.

 If agent just wants to get signs up in the neighborhood, well maybe that's a marketing plan???  How much is the percentage off in value not the dollar amount? In a $900000 house that's a small amount

Nothing. Wait for it to expire, then maybe try to get the listing. It could be that the sellers are hung up on overpricing and agent is following instructions.

Next month when it sells for $35,000 above appraisal, how will you acknowledge they are superior in creating value you did not see? 

They successful listing agent knew how to convey to the buyer that the house is being sold to them, not the bank. So, let get the bank out of the picture. And there are ways to do that.

We have all sold real estate way above what buyer agents decried as the value.

"Best of success" that is what you should say today.

A lot can happen in 6 months Peter Mohylsky . Some homes ARE worth much more then they are appraised for just because of the setting/view or how about a home that a noted celeb lived in? Could be many reasons. Frankly I would not sell my home for the appraised value (because I really wouldn't care if I moved or not).

I'd say not enough data to answer the question directly. Secondly I put more significance on my own CMA and selection of comps than someone else's opinion. And of course there's all the variables that Candice A. Donofrio mentioned. So for me what I would say to the agent would be one of two things - here's the current comps - actives, pendings and solds and these are further supported by the appraisal. Or here's the current comps, actives, pendings and solds and it doesn't matter what an appraisers opinion is. Do you agree with every appraisal you have ever come across?

If you have a client that wants to make an offer, ask the agent for the comps they used to price the house, then, present your offer with comps.
