Net listings are legal in California but as a Realtor I only do Exclusive with all rights. If you have a salesperson license with department of housing and work for a mobile home dealer, they prefer to do to netlistings. Basically asking the seller how much money do you want in your pocket to walk away with. In those kind of net listing, the mobie home dealer is also responsible to take care of any needed repairs and pay for them as well.

They are illegal here in NH. I can tell you the only people who seem to ask are usually investors and those desperate to sell their homes who say bring me an offer of xxx and you can keep anything over as your commission. Then i have to explain it is not allowed, AND then explain the right way to do it. Many are surprised their property is worth more than they thought and that my fee is lower than they may have paid under their initial idea.
