the two team members have a pre-listing presentation three ring binder..... there are approx 40 pages... it covers who we are; what we do; and how well we do it..... it clearly shows the seller what we do for them.... how we will represent them.... and how we will get them to the closing table.... start to finish.... we give that during our first visit.... we briefly go through it with them and we leave it...it's theirs....
the second visit is the Market Analysis.... they use toolkit CMA.....

One stop. I do my research and print out the results to take with me. Together with the listing agreement and all disclosures for them to initial and sign. I prefer to meet them at their house instead of using Docusign. Most of my sellers are 55+ and they do like the idea of personalized service.

There’s a place for them and I’m sure some pro’s use them to great advantage.
Personally, I know almost all of my sellers before I show up and prefer to wait until we’re at the table and then start the conversation with what the seller wants to talk about.
I use a two stop approach. On the second visit I bring my stager (I pay for staging for all of my listings) and we talk listing price at the second visit.

But that drop off is to assuage their concerns concerning those downloaded lists provided by other agents with titles similar to "711 questions you must as the real estate agent before hiring them." Some of those agents are right here. One even include the agents FICO score in their list. I want to get the BS off the agenda first with the drop off.
My listing presentation is about the only 5 questions they really have.
And it is in that aspect, an inability to listen and lacking the skill to construct a good question the majority of agents fail. So too many agents choose to go with the 711 questions DFU by some agency who sold an agent a shiny thing.
NOTE: They never mention the drop off package and I never bring it up.

I do... and sometimes, as I did last week and yesterday, I drop off the entire listing presentation for them to review before I actually show up. And by the way, I usually arrive to see the sellers and most of the time they have looked through my package... and even if they didn't, I've differentiated myself by taking time to prepare something in advance and dropping it off.
Whether ir's one stop or two stop depends on each separate situation.

When I arrive -- with my research, CMA, and listing paperwork -- my goal is to answer the sellers questions and concerns and assure them I am the right choice for listing and selling their home. I can't think of any reason I would want to do a 2 step unless when I got there I found out the house was something much different from my research and then I would recommend that I come back with a clarification to my professional opinion.

I try "one stop" but most sellers seem to need more... Whatever works for them to prove my value without being a ridiculous & inefficient use of time.

Nick, I have a pre-listing package I email. I'm about to re-do it. My training tells me to drop it off and I have considered it. I cover a large area so to do this I'd probably have to hire someone to make deliveries. In addition to that, I'm big on trying to stay "green" and do not want to print out all that paper that will either go in the trash or recycling. So, I email it.
