That's hard to say... only time will tell. Not sure it will have much of an impact on real estate sales here in Charlotte.

I have no idea.  Wasn't an issue in my area, but in downtown LA lots of construction was financed by these green card purchases.

We have foreign investors. I guess it is a wait and see game. Maybe they'll find value in the higher investments here since we're one of the fastest growing areas.

 In some areas there will be those who say there's an "impact" while in others it won't even be noticed.  When it comes down to reality:  real buyers buy and real sellers sell.  Everything else is merely noise.  

Maybe for some foreign investors, this will have an impact.  I have not idea if it would have an effect on the market as a whole

Can't find a condo for $900K in west coast, Vancouver, or NYC.

They have stopped coming for several years. The deals are too expensive and there are other ways to seek a legal status.

That's out of my wheelhouse. 

The effect will not be so great here in California where median home prices are among the highest in the Country.

wow, that's a definate increase to slow down some investing. I know & read about this with Arabian & Chinese investors - they blow thru money like kleenex investing in the USA. Won't be me because I'm a small potatoes residential person.

I imagine the lowest cost franchises, 7 11, Subway and Yum Yum may feel a little speed bump, and those foreigners buying business with the minimum number of  employees (these may or may not be existing franchises) will have much more difficulty.

It is unlikely to have any affect on residential sales. However, this DOES present a opportunity to create a VALUE priced CREATIVE SERVICE for investors which is not present in residential sales.

Less than 5% of my clients are foreign investors, so it will be hard to tell in my micro-climate.

Hmm, I had not heard about this, but if the minimum investment is in that range it might not matter that much anyway since they likely have the money to spend.

Time will tell. I have not dealt with a client for whom the EB-5 was an element of the buying equation.
