I typically use it to promote listings. Sellers like to see it out there. I can't specifically say it has worked although when another Realtor told me that he was tired of my posts in his news feed, I took that as a "win". It does underscore your branding efforts. You need to be consistent with anything you do on social media. It doesn't cost a ton and certainly can't hurt. Good luck!

I have had good success with Facebook and boosting ads
I think it depends on where you are selling real estate
it works in Homer Alaska but probably wouldn't in New York City!
As with all advertising you must be consistent and constant
We advertise our listings along with events, weather and photos... and we have good success with people contacting us and working with us as a direct result of our Facebook presence

Like any sort of marketing and/or advertising, you have to be consistent with it. It depends a lot on what you expect to accomplish. Is it for exposure or the sale of a specific property?
There are tangible and intangible benefits to advertising. Just because you didn't get a direct sale doesn't mean that bit of advertising didn't have an impact. Exposure has future value... but consistency is critical.

I boost a post and get good views but have not been able to anything that I know of from FB. On the other hand, I have also used Facebook Marketplace to post a listing. By doing that, I got inundated with Messenger posts from potential buyers that didn't qualify.

Facebook advertising has recently changed. We have encouraged marketing to a niche based on a radius which you used to be able to do in Facebook. Now, we have to advertise to anyone 18 years and older with a radius of 15 miles. Doesn't work as well as before!

I'm not a real estate agent, but yes, have tested it for email sign ups and so far has a strong ROI. Of course I monetize my list so it's easy to figure out the math. Next week we are going to test retargeting with my new course.
Definitely do some testing and optimizing.
I know some big local real estate agents that have been very successful w/ this. And, as Lyn Simms says, once you find a model, do it consistently. totally agree w/ Anita too.

It is my opinion that FB advertising is the ONLY advertising a new or growing agent needs to do.
Now, two things are NEED TO KNOW.
1. You can't do it with the tools available to consumers. For results to brag about you must use a FB authorized developer. They have tools we don't have.
2. Do not advertise real estate but do message solutions. The CTA and landing page will sort the 90 day market from the upstreamers.
Now, this is were local market research is essential. Market research purposed open houses is the pixie dust that makes it all work.
Every AR participant reading this will thinks they know what that means.

I use paid ads for Open Houses (yes that worked) and I have used it for specific promotions I've run, gaining interaction and engagements that created leads to drip on. But, I do not regularly buy paid advertising for my services at all, as I'm a working by referral REALTOR.

Yes, I usually boost some of my most engaged post in Facebook, if you have a very specific audience you need to reach. If you add multiple filters on their Interest & behaviours then the cost increases further. I have used multiple paid ad services for my floor plan & real estate image editing services companies and most of the times they do work.

Occasionally we will boost posts. It is successful as far as name recognition. I don't expect more out of it. It's part of our marketing plan and a way to get in front of customers, referrals sources and others. Many of my leads/sales are a combination of marketing sources. FB included.
