I tried about every form of marketing there is to FSBOs Lisa Galizia and the only thing that worked for me was knocking on the door well prepared with info on neighborhood comparibles.

You've received some good answers. In 26 years I've never done or approached a FSBO... I heard that they eat their young.

Ask them if you can market their home for a nominal fee - let them know you're new and, 'why not learn this business together?!'

Read carefully and understand what Ryan Huggins wrote.
DO NOT assume to know why they elected to go FSBO. It is highly likely they are DISGUSTED with real estate agent behavior, most certainly since they 'announced' by putting a sign in the yard.
Every broker and marketing company is telling agents "FSBO and EXPIRED are the LOW HANGING FRUIT." And the dog pack places that address under siege. Your first understanding is 'Don't be a dog!"
As a newbie, you have an advantage. You haven't consumed the Kool-Aid regarding what you can or can not do. You can actually use this time to create SOLUTIONS that align with the FSBO's perceived problem. You can be certain the problem is not solved by a FREE CMA. They trust zDevil and what other agents have mailed more.
This is when real local market analysis becomes gold. The purposed open house is a great place to collect this information. By investing the mental resources, you will get a crystal clear image of the solution local home owners want to see offered by real estate agents. The quality of their response is directly related to the quality of the questions.
Seasoned agents have spent treasure and time to possess the words 'I know' which ends the ability to learn something new.
A newbie, has acquired no such limitation. Listen well to your local market citizens and embrace 'Why not?" to create your solutions to the problem theyt percieve as real. You will find your solution must offer, choice, autonomy, agility, shared risk and assurance.
My experience is a door drop or direct mail followed by a door knock gets you the most 'bang for your buck." Most certainly if they are pre-disposed to your solution(s) for their concern(s). That is why the pre-touch is important.

Have a value proposition they can relate to. The best way for me was a letter and then follow-up in the form of a phone call or personal visit. Be prepared for rejection. It is a numbers game and they are not in your favor.

I wouldn't tackle FSBOs as a new agent, they'll steal your joy for this industry. I'd first build your database from your sphere and market to those you have relationships with. FSBOs are for the experienced and the gluttons for punishment.

Emotional kevlar. Generally people go FSBO because they think we're overpaid and don't do anything, or that they can do it better or want to save the money. Personal contact is the best way to reach them. Stop by their open houses or contact knock on their door. I had one home I listed FSBO, you'd be surprised the amount of people that call and text. It's quite bad, so it can lead to upset sellers before you ever reach them. It's also fun to see that over 50% of the agents contacting me never identified themselves as agents or listed a license number (both big no-nos out here).

For a new agent, there are so many more productive and profitable ways to get business. Be sure and look at all the alternatives. There's a reason many are FSBO. And most of them will eventually come out of desperation. Sadly, they have to get to that point first.

Some of the best approaches might be to show them your breadth of marketing, your market knowledge and how listing with you would provide greater security for the seller (e.g. screened showings to pre-approved, serious buyers, lock box, no random people showing up at the door when only kids are home, etc.).

If you are going to go down that road be prepared for a lot of rejection. You are going to need to contact them over and over and over, until they give you the listing or tell you to stop contacting them.

What works is unique to each situation. FSBO sellers are sometimes motivated to sell without representation because they've heard it's cheaper. Some are motivated by convenience or by a bad experience. Some prefer to control everything. When you know their motivation, you'll have your "in."

Offer then something different than everyone else. Provide alternative solutions to meet their needs. The majority of FSBO's do so because they want to maximize their equity (minimize their commission cost). The real estate industry typically offers high-cost commission (to the seller) or FSBO alternatives. Henry Ford said his "customers can have any color of Model T as long as it is black". The real estate compensation model is a Model T. Give them choices, what are their needs. I offer Flat Fee listings, hourly fee for services, real estate consulting or a customized hybrid service model which we design together. Change the risk/reward calculus. Be different. And don't 1) tell them how dumb they are to do it themselves or 2) use the NAR stats to show agent represented sellers will generate $40-$50k more

That's a tough way to go. It takes commitment, perseverance, dedication, heartache and patience. Work expired listings instead. You get a quicker yes or no.

I like the indirect approach...market to the entire neighborhood the FSBO is in and if you can get a listing, the FSBO will see your sign and call you. Kind of a reverse psychology thing and it gives you great exposure.

In this market they think they do not need you, many need to learn the lesson before hiring an agent. In a slower market, they cant get to you fast enough. You have to be ready for rejection and just keep trying
