We've had heat pumps forever up here; always popular.  ICF construction is also popular.  Of course windows and doors are a popular cost saving necessity as in energy costs.  The rest, not so much.  Geo thermal is a bust as it doesn't provide enough heat and the auxiliary heat is too costly.

I remember how important they were (green features) when first introduced and some people got certified for this. Today, not so much. Why? Affordability drives the bus. People want a stake first then improvements

Depends if one is chatting with a value buyer or prestige buyer.

The value buyer wants to 'see' spending more saves them MORE. The agent has many options regarding keeping the narrative on the correct subject of VALUE

1. Location (i.e. walkablehome)

2. Hot water.

3. Windows

4. Solar power of sufficient capacity to stop dancing with DUKE.

I do market those features but, I've never once had a buyer who specified that they wanted Green features. I think it's a shame but, that is how our market is.
