Yes, I have some great land offerings and I actually love listing land. Land doesn't get termites, or water leaks, or need a home inspection. It carries more liability because there is more due diligence up front to see if it is appropriate for the intended use. But we have that pretty much down to a science. AS LONG AS the prospect knows what they want to do with the property, whether it is 'just buy and hold' or develop . . . and they clearly communicate that to me . . . I can make them a deal.

When you live in a rural State like North Dakota and most "cities" are under 1,000 people you sell everything. Minot ND is 50,000 people so I could make a comfortable living just on residential but I usually had a farm and a vacation place once a year over the last two decades. It's not the largest part of my business, but in rural America agents are more likely to do a broader amount of types of listings.  My MLS has fewer than 300 agents.  I refer out true business listings (with an active business for sale) but even do some commerical property listings, lots, acreage and residential.

I have listed 3 lots in 21 years, since I live in CA, rarely are their land lots in *desirable areas e.g. any where near my service areas available. I do like that you do not need a lock box 

*Within the citiy limits vs. 30-60 minutes East.

No residential land or empty lot is left in the entire SFBA area. Buy an older home for 1M tear it down rebuilt sell it for 2-3M if the location warrants it. Have a 1.2 ac 2 hours away 10 years later. Got 1 call.

Yes, small infill projects for developers/builders - I did that for years so, do have the knowledge.

There are just very few good infill lots available unless I find a tear-down for one of them. These are typically lots/tear-downs found outside of MLS and a direct deal made with the developer(s).
