In 21 years, I've never used limited agency. I use exclusive and dual every deal so I have the option to sell my own listings rather than sit on my butt waiting on other agents. But, I both rely on my own skills to find buyers as much as I know there are many great REALTORS in San Diego that bring very able buyers to my escrows. So it's a two prong strategy that has provided 21 years of success and selling very often in multiple offers across those 21 years (even during The Crash).

as with many things, there is no blanket answer to your limited agency question, which does not necessarily mean dual agency, it depends on the circumstances. I have never had a situation where either has ruined a transaction.

Of course I'd prefer both sides BUT it is not a wise thing since I wouldn't really be able to be a fiduciary to both buyer and seller

It works for some, while not for others.

I have never done "limited agency". In my practice I have been a Dual Agent a number of times and it has always worked out for both my buyer and seller. Never a problem.

It depends who is wielding this tool...The savvy agent makes classical music out of it while the green-bean agent toots their horn. Symphony or noise?

In California, as far a I know, you are an agent for the party or you are not. You are not a limited agent.
Dual agency can work. It must be know and agreed to by both buyer and seller. It can also be a haven for the greedy and unscrupulous who are interested in fattening their wallets and not the best interests of their respective clients.

Duel agency can be a very good thing if the right agent it involved.

It should be illegal in my opinion. Not because it's self serving to my benefit but due to the significance of Fiduciary Duty.

Limited agency is NOT the same as dual agency Alexandria Wentland . I worked as a Dual agent all of my career and it was never a problem. A good share of my career I represented Developers, Builders, and Contractors whom all loved my acting as a dual agent.
