See if your County has a GIS Interactive map that shows zoning, streets, owner information and such Peter. Ours is very helpful regarding those types of questions.

I would hope there was an online zoning map, however heee in some rural NH areas, many small towns have not heard of placing things on the internet yet

Thankfully our current zoning is listed on our tax cards here in NC and in SC as well. 

If it wasn't listed on the tax records, I would wait until Monday so I conveyed accurate information to other agents and their potential buyers.

I can assure you that you are not alone Peter Mohylsky. The Santa Rosa Beach Expert . My phone has been ringing so much I just got tired of it and turned off the ringer. As a NNA Certified Signing Agent it has been Signing companies calling me with orders from title companies even asking me to fill orders up to 9:00pm this evening. Just this afternoon they completely filled my schedule next week.

Our County Assessor website has the most brilliant GIS . . . I can pull up the zoning layer and see what the zoning is, if vested. 
Do you not have a website where you can pull up the vested ownership, and there may be a reference to zoning (perhaps 'use type' may provide a clue)
But LOL, I don't 'EXPECT' zoning . . . I 'CONFIRM' it . . . 
IDK about your area but in mine, it is NOT uncommon for a property to be zoned residential abutting a commercial or industrial lot, or zoned for homes only and behind it a 'manufactured home allowed' area . . . so it's a good idea to just call and confirm zoning with your city/county on Monday. 
In my area, a parcel such as you describe could EASILY be zoned Recreational, Site Built Only, Ag, Mobilehome Park . . . I could snip a portion near 'my River' where ALL those zonings exist on the same road!
Land carries the greatest liability for a broker as the use must be appropriate for the client.

I could tell you all about zoning in my state and if shore-land zoning, unorganized township status impacted what limits for use... but the rural farm or no zoning... was it soil tested and build-able would be the first question that came to mind and the set backs for that long lazy cool river is a concern for septic and building Peter Mohylsky. In my County, you would find out the permitting from the zoning and permitting department. Do a search online and hopefully, you'll find it easily. Lots of nice places in Walton County, good luck!
