not more frequently than once a month..... once a month is ideal..... and do that for a year, if you are just beginning to infiltrate a neighborhood.... they must see you every month with a new postcard and new message....

To make it effective one needs to knock reinforce your mailing. For each home here  there are perhaps 5 agents live a few blocks from you and may be 5 agents actively solicite on you.  I met a realtor at a party mentioned she started mailing and sent out notes, calendars since 1980s and how come she is not doing it. She must spent over $100 on me over the years. Did you check out people who are on the distribution that they are realtors? No.

Frequency of touches depends on several factors

1. Mobility
2. Market intelligence
3. Message
4. Expected goals

All of this will tie directly to the agents understanding of R.A. S. the measured results of the market testing.

For example, on a new initiative I will send out 2  a week for 3 weeks, 1 every other wee for two months, then once a month for a community I intend to be include under the label, 'MINE.'

Be aware the MESSAGE is paramount. Just last week a sheriff called me aside to ask why am I present everyday!  The reality is I am NOT. I am present every other week. However, the message echos to such an extent that every little effort is amplified.

I Just Listed/Just Sold only to Geo-Farms.

Database "People" Farm:

Direct-mail goes out twice per month pre-pandemic. One specific message item of value week 1 and one call to action message postcard week 3

Three times per month the last 3 months. One item of value week 1 and one call to action postcard week 3 and one COVID-related card week 4 .

Digital & phone touches add another 2Xs per month on a rotation.

I farm and prospect my sphere, not a specific neighborhood  or geo-farm, unless I have a listing there.
