Outrageous ... I would not pay that kind of $$$ for a third party website. 
Build your own WP site and integrate IDX.  If you build it ... they will come. 

Then you own it, control it and you are not bleeding out every month for your website.

Depends on your business model and if that model includes online prospecting. I've had a Real Geeks IDX website and it was worth every penny. It would take a blog post (which I don't have the time to do) to point out the overall detailed "why" as well as address some of what I see posted in the responses.

I'm in a different industry now and I happen to use FB ad impressions managed by a third party. I didn't listen to the many naysayers that tried to dissuade me from using FB, some are trapped in their own mindset of myths, nor did I let the pricing (MUCH higher than what Real Geeks charge) dissuade me, for me it's an investment and a useful "tool" that pays well. It's not automatic, one would need to put in the collaborative effort to complete the process, the same with Real Geeks.

O.K., maybe I do spend a "foolish" amount of coin, but the outcome is that I help many more grateful clients, I eat my competitor's lunch (all the time) and end up with plenty of that "foolish" coin to do as I please. BTW, 2020 is on track to be my best year ever professionally.

I agree with Dario Ferreira and Pete Xavier - check if all the features the web-site offers will be necessary for your business model. There are other web-site providers which are more expensive, and they still stay in business. And there are free websites, the brokerages offer to which an IDX can be attached for a fee to the provider.

Free website with IDX at my brokerage. IDX is fine, but most people do their searching on other portals, not an agent website.

- Easy to SEO 
- Converts well
- Good set of tools to follow up with leads

Cons:
- Limited designs

- Price

Although they are "easy" to SEO, you still need to put it the work, or pay someone to do it.
SEO-wise, you just need 3 main things: Backlinks, area pages, and pertinent blog posts to prop up the area pages - that's it.

For those saying you do not own the website, this is not quite accurate.
You own the domain name and you own all content you create.

You do not own the template and "software" used to create the website, and you do not own the IDX data, which no one does, no matter the platform they use.

I'm with everyone else. I'm using iHomefinder as my IDX feed and created my own website HavenRealtyFL.com. Total costs are around $150/month all in, not including any ad spend (none currently). And it's my site forever.

No. I looked at it, but passed. For $3000.00 a year, you can hire someone to build you a nice and effective website. But you have to weigh how much business would be generated from Real Geeks vs a custom built website. Only way to know is to build a custom website and get a Realgeeks site, and compare results at end of 1 year trial. Remember, just because you have a custom built site doesn't mean people are going to find it. Plus you are responsible for backup, security, domain renewals, updates, hosting, industry changes, plug-ins, photography, site speed, all google related items, etc, etc, etc.
