I present offers as they come in.. (or as soon as reasonable after them come in)... If I know there will be multiple, I might tell buyer's agents that we'll be responding on a specific date/time, but I will notify the seller as they arrive... and, of course, follow my seller's direction regarding their response.

It depends on the market and our perception of what reaction our listing will elicit from buyers. If we are in a multiple-offer market, and we expect that there will be multiple offers on our listing, we set an offer deadline so that buyers will have a more level playing field and so we can manage the offers better. The last think we want is to have the seller accept what looks like a good offer only to have a better one in a day later.

Of course, if an offer comes in prior to the due date, it is presented to the seller and the agent submitting the offer is made aware that a response will be forthcoming once the submission due date has passed.

If a seller decides to accept an early offer...well...it is their property and they do have the right to do so.

If the market is a little questionable or we do not expect multiple offers, no offer do date. We do not want an offer due date to pass with no offer coming in. It would be a clear signal that the list price is probably too high.

Stategy is discussed with the seller who makes the final decision.

I always have this conversation with the Sellers during the listing appt.   In a severe seller's market, you may receive several offers, so usually put in MLS that all offers will be presenting on Sunday at 6 pm. or something like that.   Now, our market has slowed a bit, and may not see multiple offers, so present as they come in.

They all get presented to the seller as they come in, but they get responded to on a set date in a sellers market (especially when more showings are scheduled and more keep coming in). We owe our seller the best results.

We respond a.s.a.p. in a buyer market.

Since my sellers are ALWAYS out of town, it should be clear to buyers agents that a 5 hr response window will never be reponded to. Just had that happen Friday.

It is better service to te owner who hired the listing agent to be able to deliver choice. It is better service to the buyer when the agent they hired limits the choice of the seller.

In a inventory shortage situation, if the buyer intends to limit choice, the needs to be a strong CLEAN offer. That one will get to the front of the line.

I like to submit as they come in, bt there is an however, if i know I have 4 coming in this afternoon, i will sometimes wait an hour or 2 and present all 4 together.

When I make an offer on behalf of a buyer, I always give a very short time frame to respond.  None of this 3 day thing that is boiler plated on the CAR forms.  That way I've gotten ahead of the pack several times recently with my buyers. Same for my listings if the offer is good.
