Passive marketing: 100% sold/leased properties.  I've picked up several buyers/prospective tenants over the years from my passive marketing.  Sometimes my active marketing game is so strong, that when it becomes passive marketing and the buyers go to sell it a year later, my passive marketing is outranking the new listing agent's active marketing!

Inventory is so low, marketing the property is not necessary. Buyer agents are scrubbing the actives, TOM, expired, withdrawn and even doing the iBuyer thing. Listing agents in the Tampa Bay Area have incredible restriction imposed by their broker and MLS regard when marketing of residential real estate can begin. With an effective 4 day DOM, marketing  the house is wasted money.
Sold property is an opportunity to offer SOLUTIONS that resonate with the prospect.
