Maybe you could use tags.
Tag each seller contact by zipcode(s), then when you have a buyer for zipcode x, simply filter sellers by tag x, and bulk-contact.
Search for a CRM with tags and bulk-email/text.

They ALL can do that.
It simply of matter of setting up Categories, priority, and searchable fields. I find the 'most useful feature' of a CRM is the ability to add notes and checklist to each contact when needed AND that the notes and checklist are SEARCHABLE. That becomes the big difference.
And finally, the feature to create a COMPREHENSIVE report of all acitivies regarding a contact, with selecting reporting fields (exclude confidential).
BUT, is that really what you want? To double down on 1980's methodology? If so, I suggest WiseAgent.com
If you understand things have changed in markeing since 1980, you may look at more contemporary methods in use by biggies like SalesForce and HubSpot. Both have FREE trails and lots of tutorials. It will be time well spent. Then look for the more affordable option 3.

I've never heard of a CRM that offers a mapping feature for contacts. Most CRMs offer follow up campaigns... I never use them. They are just too "obvious." I have always set up my own follow up campaigns in my CRM.
