This is good to protect those TRULY impacted by the economic destruction caused by current events, however it is being HEAVILY abused. There was a post here recently about someone who refused to move out of the house they SOLD and has been living there for six months. Can't evict because of the moratoriums.
The landlord protections that are being offered in California are not very good. In certain cities you can get 80% of the rent paid, but you must forgive the other 20% (Los Angeles City). Many landlords are lucky to break even on a good day, so this isn't helping them. There are some places and some proposed legislation that puts extreme restrictions on the landlords, that essentially make the assistance not worth taking.
Without the fear of a penalty (in this case eviction), there is nothing to stop ready and able tenants from not paying. Out here in California, they've been increasing the moratorium beyond the federal limits already. Sadly, this will only make the upcoming foreclosure crisis worse.

I went & asked one of my friends who was a property manager & he said out of 60 clients only 1 was behind. They went & filed for special funds & the tenant was made whole fairly quickly. Lots of paperwork but at least the owner got their $$.
It is going to be ugly I figure but it has to end soon. Scammers are taking advantage of this also which is sad.

He has the gold cannot rule with state and federal interference. Landlords or Lords of the land have been taken captive and exposed to unnecessary risk plus injustice. If the powers that be wishes to help then subsidize and fairly regulate so that all win. Lose-lose...lose-win or win-lose do not work!

I do not think it will be extended beyond June 30th. We just had a very strong March jobs report with January and February revised upward. Also a couple of lawsuits are close to ending in it in some states.
If and when that happens, together with stronger jobs market makes the reasons for the moratorium less persuasive.

In my slice of Florida paradice, eveictions neve missed a beat.
Those who thought they were the hardest hit got hit harder.
They realized our leaders will fly dogs from Korea so they can find a forever home, but they would be sleeping under cardboard.
The city sets aside habitat for turtles, but those in desperate need of housing are compelled to move an hour away.
It is not surprise that some my resort to any means necessary to bring attention to their plight.
So in Florida the eviction moratorium was circumvented with Tennant Agreements.
I have read very little of how these owner/investors will be made whole in the end. Banks, lenders, investors, insurance companies, utiltity companies, taxing authority, all of the 'middle-sphere' never adjusted or were required to adjust their prices to the consumer.
I fear those in DC have learned nothing.
But not to worry, $15 minimum wage should solve everything....especially the disappearance of those jobs.
3rd quarter 2021 should see the end of the moratorium. So, as real estate professionals, how should we prepare for this event/
