Floor first ... toilet sits on top of the floor. I prefer to have the tile go under the toilet - near the edge of the plumbing.

bathroom tile floor

I'm doing one now. I go with tile floor first. That makes it easier on trim carpenter, painter, and plumber, and it's also make it easier for tile mechanic.

Good question and many find the right answer after the fact. Both work but floor first then all else. The other way? when you pull the toilet, you will see no new floor especially if you replace toilet with another brand. Also you will learn when you lay the floor first, the toile might need a new flange to help it rise above or meet the new floor. Always use a pro

Seems like everyone agrees that the flooring goes in first.

I would ask tradespeople and not agents a question such are yours.

Tile first. We also had tile put under the vanity so when it needs replaced we have the option to go to a smaller size if we want.

Fred Griffin Tallahassee Real Estate , I strongly suspect the floor first.  That way if you ever have to replace the toilet, do not have to worry about finding piece of title that need to be added to butt against it.
