Tammy we are still very low in inventoroy - around 5600 single family homes in the entire county. We are urban of course. Prices continue to escalate, multiple bids is the norm, over list (way over list at times) and a lot of cash offers are floating around.

Inventory in my market is on life support and the area is both urban and suburban. We have rural, but I don't normally do rural properties. We've seen small increases in new listings but they sell in a NY minute and it's like a drop in the bucket. Inventory here is still at historical lows.

Within 2 hours of being on the MLS, I had five buyers "without an agent" call wanting me to represent them on an all-cash preemptive offer. No Deal.
The condo market is certainly slowing down.

"Better inventory" ... you mean fairly priced, better condition that will appriase to clear a bank loan value and underwriting? High price listings are often sellers who were not thinking of selling enticed to come into the market for more than the property is worth. Five new fairly priced listings came in over the weekend and no problem with inventory in small rural market if you cover many communities and hustle to stock the real estate shelves with something for everyone.
