Tammy we are still very low in inventoroy - around 5600 single family homes in the entire county.  We are urban of course.  Prices continue to escalate, multiple bids is the norm, over list (way over list at times) and a lot of cash offers are floating around.

Inventory in my market is on life support and the area is both urban and suburban. We have rural, but I don't normally do rural properties. We've seen small increases in new listings but they sell in a NY minute and it's like a drop in the bucket. Inventory here is still at historical lows.

Tammy Lankford, If I had a property for every buyer I have, I could retire a very wealthy man (just like most of the rest of us).

 

I concentrate on commercial sales and leases and specialize in industrial uses, particularly warehouses and manufacturing facilities.

 

My primary market area is mostly in the northeast-central section of New Jersey within a 30-mile radius of Newark International Airport (but mostly to the west and southwest.

 

It's a very densely developed area that's best described as city at its core then transforming to very densely developed small-city. Literally 10s of millions of square feet of industrial uses that serve the greater New York City megalopolis.

 

However, there's a terrible shortage of these buildings for sale, especially above 20,000 sf to 200,000 sf. There's a similar drought of these buildings for lease.

 

To show you how insane the prices are for this stuff in our market, industrial warehouse buildings are SELLING for between $150-$200/sf and leasing anywhere from $9-$15/sf NNN (and, NJ real estate taxes are the highest in the entire United States).

 

This situation makes it next to impossible to make any money because agents and buyers are like piranha gobbling up anything as soon as it comes to market, assuming you even know about it.

 

Oh, well ...

My market is showing early signs of what could be slowing down - still crazy high prices. My most recent listing had 11 offers. 

Within 2 hours of being on the MLS, I had five buyers "without an agent" call wanting me to represent them on an all-cash preemptive offer.  No Deal. 

The condo market is certainly slowing down.

We have all three, and we are hearing sad stories of people who sold high, and now cannot find a home to buy.  I am seeing more signs, and some reductions.  Inventory in one our clients markets is down to 4 in listings for their market, but as fall approaches, and construction is complete, we will be seeing more.  A

The Denver metro area had only 2,000 listings earlier this year, bumped to 3,000 in May and now hovering around 4,000.    A more stable market for our area is more like 8-10,000.   We are finally seeing quite a few price reductions, indicating we are seeing a shift.

"Better inventory" ... you mean fairly priced, better condition that will appriase to clear a bank loan value and underwriting? High price listings are often sellers who were not thinking of selling enticed to come into the market for more than the property is worth. Five new fairly priced listings came in over the weekend and no problem with inventory in small rural market if you cover many communities and hustle to stock the real estate shelves with something for everyone.
