No I've never been visited by the welcome wagon. I did this in reverse (sort of) when I moved into my new town. I sent my neighbors a letter before we even came letting them know we were the new owners and letting them know how to contact us. One called me right away. Then when we moved here, we hosted a get together at our house just to say hi. Now we stop by each others houses with surprise gifts from time to time and we all know we can call each other if we have a need for a neighbor's hand. So I think the becoming part of a community has fallen upon the person moving in, not the other way around. At least that's my experience.

When I was fresh out of college and had a job as a financial planner I used the Welcome Wagon program and it delivered some good leads.  Without the home visits though, I don't think I would participate in it.

OMG I haven't heard about Welcome Wagon in years and years.....!  As for it being a good investment now, not so sure about that for where we are in our business.  For a newer agent.....maybe?  I'd have to think about that a bit.

Half of our job is tell me about the area, where to get a job, what do you do for fun, where to stay for motels, where to eat, a list of landlords if renting has to happen first, the list of local banks and who is the branch manager, their contact numbers and emails. So we start the Welcome to the area early on with community videos, with local blog post information. These same Internet insertions get tapped after the sale too. We get local heating oil dealers to fork over $50 off for a new customer, etc. The only kick back we get is "thank you" from the buyers and locals who use these same helpful time saving media insertions. Used to be president of the local chamber, rotary, economic development, etc groups so it is easy to do the welcome wagon red carpet VIP welcome.

I dont see a lot of value in this, we are all swamped with stacks of coupons and other junk mail, I am sure that most of this hits that garbage can without hesitation.

I remember it from when we were kids.  I think it was a fine idea for the times we lived in.  When we bought our home in Los Angeles, neighbors came over with pies, wine, smoked fish, etc.  It was so nice.  We were all friends on our small street, and the trust factor was amazing.   We had keys to each other's home when anyone traveled.  It was hard to move because of that, when we left for Napa.  I am happy to report that we have it here.  A

That program ran it's course decades ago. When new neighbors move into my area (not very often) I would take fresh vegetables, if in-season.

Back in the 80s when we moved to one particular city, the city's chamber of commerce did something like that.  Coupons for local businesses and I believe the local pizza place had a free large pizza dinner coupon they gave out.

 

That was a great idea, especially on moving day!  Personally, I've never seen the value in a real estate professional sending advertisements to people who just moved in.

If the people being visited have just moved to the area, this could only be considered a long haul marketing effort since they have just purchased with someone else unless of course, they are renting or utterly unhappy in their new home.

I do not participate, did not know they were still around, have not heard about them in decades.  When I was growing up, the lady down at the end of my street was a representative.  I can't think of how this would be of much value to an agent today since they are visited after they just moved?

I have been a recipient.
I SEE great value in using this option to connect with new arrivals. They won't be moving for 5-10 years and have an agent who will work hard to keep the relationship solid.
What 'solution(s)' can we offer a new arrival other than 'Buying? Selling?"
Most of us possess the infrastructure for those solutions they just need to be repackaged.
What would I do in addition to delivering the 'Swag Bag?" 
Shoot an A to B intro interview video to post on a specific community website.

I  work with "Celebrate Our Town" -- very similar to the Welcome Wagon program.  Local Merchants and local businesses pay to put gifts and coupons in a large basket. As a participating Realtor I can submit a request for a Gift Basket whenever I have a buyer who purchased over a $250,000 house in either Kenosha or Racine counties. I then get to take the basket to closing and present or go to the buyer's house a day, two or three after the closing to make a presentation of the gift basket.  It is always well received!

I remember them stopping by too, Fred! We were an Air Force family so we moved QUITE often! We were always greeted by them and I loved their service, even as a child.

As an adult now, they don't visit homes in our area but, they do send out packets of local businesses coupons. It's certainly nothing like it used to be.
