WHy did they text you then? If you have a valid listing, you should be safe from them backing out without some recourse. I can see a situation where it would take some extra time to get the house ready to show. I've had illness and family matters emerge which postpones listing.

We have had clients put the listing on hold because the house wasn't ready, there was illness, the tenants were pushing back on allowing showings, death of a principal or family member, family emergency. We have rarely had anyone cancel a listing - just delayed the activation in MLS.

medical, deaths, and even a few times a "house" emergency.... septic backed up, water heater leaked in the house ... that kind of thing. Sellers have always informed me. I have often been surprised at the presence of mind to remember to notify me in the event of a family death or serious illness. I am not sure I'd remember to make that call in a timely manner. Most recently it was a lady who called to tell me her son had died unexpectedly. I am really certain I would not be remembering to cancel appointments/take my house off the market if my child died.

If their financial circumstances change for some reason like loss of job, unexpected medical bills or, as happened to me recently, a settlement didn't come in as early as they thought (a PG&E payout from fire loss in northern California). Sometimes it's just loss of nerve to make, what they think, is that final decision towards change. I never take these things personally--until proven wrong.

Illness, emergencies, death...
Other, happier reasons - the new appliances are on back-order, the contractor isn't quite finished up with the renovation and the landscaper didn't complete his work.
I express how important first impressions are to sellers so, when these things come up, I don't complain at all! I love that they are trying to get things 'picture perfect' for their buyers.
I also tell them that I appreciate having an extra week (or however long) to get more pre-marketing done!

In one case, I had a client whose husband was killed in a car accident two days after we signed the agreement. Naturally, we delayed listing until after funeral, etc.
I've had clients who had a medical emergency that also put them out of action temporarily.
I'vd had clients who had a change in employment that also put plans on hold.

At a point in time where villas in a particular country club community took over a year to sell, I recommended a one year listing. The owner's daughter (her Uncle Louie) said 30 days was all she should agree to. I passed and later listed and sold another similar unit. Her unit was on the market with several agents.
Uncle Louie screwed up not knowing the market.
