Happened in Palm City Florida in the early 90's. When the market changed, the builder was in a lurch. Agents were avoiding them and the project languished an extra couple of years. The coop was raised to 5 percent to get Realtors back. What goes around comes around.

In parts of Florida builders are limiting the amunt of contracts at a develpment per month and some have lowered the coop fee.

That's precisely why they're changing Tony.  In hot markets, they don't need us.  When the market cools off, then they're our best friends.  There's a new development out in Simi where they haven't even decided if they will or won't yet, but they've pulled co-op from other developments recently so I'm not expecting them to.  Meanwhile, we're still looking at "gently loved" homes.

I have one going through  with Lennar, one of last before they terminated their relationships with Realtors. Sad, as we bring them buyers that would not have heard of their developments otherwise.

In the past, builders showed their disdain for agents by not paying a referral fee when the market was hot and inventory low. I have not seen that in our market but I have not really been involved in many new builds lately.
