It depends, I have shown homes as a favor to another agent and have had agents show homes as a favor to me.  Usually, if someone shows property for me I will send them a gift card as a thank you.  If they have shown multiple homes to the same buyer and the buyer purchases one of those homes I would pay them a 25% referral fee.  I have seen others offer to pay anywhere from $50 for someone to show their client a home or if it is multiple properties perhaps $20-25 per home.

In regard to our Team...Once in a while circumstances come up that makes it necessary to cover for them regarding a showing. No charge. We expect reciprocity when needed.

So, my answer is...it depends. Why is the request being made in your case? Is it by an agent for whom distance to the property is a problem? Is the property your listing? Is the agent making the request in your office?

Not if it's a one -off favor or for medical reasons. I have covered for friends dealing with medical issues before as a favor. If I'm covering for someone on vacation or leave, then there's either a reciprocal arrangement or a fee yes. I'd expect gas money minimum, so $100.00 per tour of homes (aka per day) as a minimum...doesn't matter if it's 1-3 or 6 homes. It goes up from there pending the duration of time, circumstances, etc.

I compensate the other agent for their time and assistance if they're helping me out and if the situation is appropriate for it.  Rate depends upon a few different factors but in general, I'd toss $30 their way.

I've paid agents for showing a home. Usually $50 for the first house which includes travel time and an additional amount after that.

Depends on multiple factors. I have not typically had to charge, but the other agents offer a rate for helping them. During the pandemic, I have helped out one of the agents in the office on a regular basis, nearly a team member/personal assistant at this point, that she just has me turn in hours and pays me an hourly rate. It is all up to what you and another can come to agreement.

I see agents in my office offering $25-50 for a showing if it's just one. I've never charged to do a favor for a colleague because I assume that colleague will help me out when needed.

No, I don't show homes for other agents.  It's rare to get a call from a "way out of the area" agent with a local buyer that can't come and show the buyer themselves.  Usually, they send them to an open house.

I usually do it as a favor and it pays off when I need someone to help me.  There was one young man that was struggling so I did pay him to help.  I think I paid him in the $25 per home range.

Friends & Family are free as long as I believe that they would do the same for me.  Out of area showings of my listings are free if the agent seems to be appreciative.  Out of area agents with no relations ship, I'd like them to refer the client to me with a 25% referral fee paid to them. If it is just a showing I might just turn them down since the chances of them buying this one house are slim.

I have never charged to show one of my own properties for an agent who is in a situation where they need my help.  And depending on the situation, I would do it for free for an agent who I already know or want to build a better rapport with. Have not had many requests for showing properties for other agents -- unless they requested I take care of a client for them (due to a vacation, etc) and so for that situation we would do a referral fee if it ended in me showing a property that went under contract.

I've been seeing this happen in the Phoenix area. I for one would not want to drop whatever I'm doing and run off to show a listing for $25 or whatever fee. I can understand a brand new agent wanting to do so and make a little money but that's not me.

I do not.  But you know, that technically, you cannot accept payment for anything real estate related (such as showing a home) except through your broker. 

 

I know it happens all the time.  Agents pay other agents to hold open houses for them, to show buyers for them, but technically, you're only supposed to accept payment through your broker.

If it were another agent in our brokerage, we would probably help out for free, and then expect to be reciprocated if needed. If it were an agent from another brokerage, I would expect to pay them something for their time, and vice versa if I were to show a home for another agent. I guess the rate would be negotiable.

The currency I go buy? I use the happy standard i.e. I'm happy you're happy. If we reach a borderline, the pluses outweigh the negatives. Buyers/sellers peruse open houses, and the sitting agent is told: It's all yours!

When you deal directly with a buyer and learn they are qualified and this is a good fit or that they've been looking for seven years, can't seem to find anything that trips their trigger. You determine what is the best use of your time and if this showing for some agent four hours away is worth your time. You are doing their job and wasting yours. I'm in a small rural market where 90% of sales are list it, show it, sell it. Our buyer agents show their own properties, not me for them.
