I have not written or received an FHA offer in I don't know how long. Sellers like the comfort of offers with big down payments and no contingencies and that is what we see a lot of now.

1. Appeal to sellers disclosed "LEGACY."
2. Make clear any appraisal deficient will be paid by buyer.
3. Offer to allow sellers resident grandma to age in place.
4. Offer several options to help the seller find, look, move, to their new place.
5. Use one of the 3 available companies that will make the offer look like cash. An additional 2 to 5% fee is added on to total closing cost.

Years ago, I had one accepted. I had (with permission) offered with the borrower's credit score reports as many people think FHA is solely for low credit score people, among other things like low income, etc. It is really just about low down payment, although they will take some lower credit scores than conventional.

Cannot promote FHA loans ever since Obama added the "life of loan" MIP into the mix. I used to use them all the time prior to that even way back to '74. Never any issues that weren't able to be resolved.

My wife was a loan officer and did FHA. As a sales manager had agents who did FHA. As a sales associate, can't remember ever doing an FHA deal. Did some VA, but no FHA.

Hope and a prayer I am sorry to say, to stay competitive. The CAR and the NAR, local and state politicians etc. should lobby for changes that make it the same or easier to obtain all necessary loans leaving the buyer choice of loans without repercussions, delays or undue burdens
